What is disposition in wholesaling?
Disposition is the work of selling your contract to an end buyer: matching the deal to the right buyers, sending them the numbers and photos, handling their questions and showings, and getting one to commit to closing.
The acquisition side finds and contracts the property. Disposition starts once the property is under contract and runs against the inspection-period deadline.
Larger wholesale teams often have separate people for acquisitions and disposition, each with their own access to the leads they work.
Common mistakes
- Starting to market the deal too late in the inspection period.
- Overstating condition or ARV to get faster interest.
- Giving buyers the seller’s contact details.
More questions
When should disposition start?
Right after the contract is signed, because the inspection period is running. Know which buyers are likely to want the deal before you sign it.
Should I let buyers see the property?
Usually yes, with the seller’s permission and at agreed times. Many buyers will not commit without seeing it.
What if no buyer commits?
Recheck the price and numbers, renegotiate with the seller if repairs were understated, or cancel within the inspection period. Do not let the deadline pass by accident.
