Property lookup can return available estimated mortgage balance, value, equity, recorded ownership, and property facts through the connected data source. Coverage varies, and a missing field stays missing. These are research estimates; confirm current loan payoffs, liens, and ownership with the appropriate source before relying on them for a transaction. ### How does DealRivet help me compare wholesaling and novation? Use the available mortgage and equity estimates to screen the opportunity, then enter your deal assumptions. Wholesale numbers connect purchase price, repairs, and projected assignment fee. The conditional novation plan records seller proceeds, target resale price, commissions, and other selling costs. You choose the route after reviewing the numbers and applicable requirements; the CRM does not guarantee that either route is viable. ### Are wholesale and novation contract templates included? Yes. The generator includes wholesale purchase-agreement drafts and conditional novation/resale-plan drafts for one to four residential units in all 50 states and D.C., populated from saved seller, property, and deal details. You do not need to buy a separate template pack to use these included drafts. A separate assignment agreement and later replacement-buyer novation documents are not currently generated. ### Can I email contracts for online signing? Yes. Once you have reviewed the agreement and confirmed it, DealRivet emails it as a PDF to each recipient. Each recipient receives an individual link to review and sign, and the CRM retains signing progress and completed copies. You are responsible for your contract terms; DealRivet provides templates and e-signing, not legal advice. Sending requires the email connection. Local preview does not send real invitations. ### What happens after I create an account? Verify your email and your workspace opens right away with sample leads, so you can look around before you pay. Starting the plan clears the sample leads. ### Is texting included with signup? Texting requires separate approval and prepaid credits. Sending also depends on a configured business number, provider registration, recipient consent, and the workspace's spending settings. Account approval alone does not enable texting. ### How do I bring my leads into DealRivet? You can add leads manually, review and import a CSV list, or save a property lookup to your pipeline. Imports show validation and duplicate-address issues before saving. Connect your existing website form to your workspace using a private server connection, or create an optional hosted seller form and share or embed it. Submissions record their source and arrival date; possible duplicates go to a review queue. ### How do seller notes and follow-ups stay connected? A lead holds seller notes, stage history, a next action, and a follow-up date. Today surfaces scheduled follow-ups and sellers waiting for a reply, so you can reopen the property or conversation and continue the work. Automated outreach sequences and scheduled message delivery are planned separately. ### Can I review comps and calculate a buyer asking price? Yes. Review nearby sold-property evidence and filter by sale date, distance, size, and property type. Deal numbers let you enter the purchase price, repair estimate, and projected fee and keep the resulting buyer asking price with the lead. Valuation evidence supports your analysis; it is not an appraisal or a guarantee of resale value. ### How does buyer matching work? Save your buyer network with markets, budgets, contact details, and strategy. The current matching suggestions use saved market and budget information; strategy can be filtered by the user. Prepare a deal package, select recipients, and record interest or offers. You can also record property types, minimum budget, repair limits, bedrooms, and closing timeline, and import your buyer list from CSV. Matching suggestions currently use market and budget; review the additional criteria yourself when qualifying a buyer. ### How do buyer research and research credits work? Find buyers searches purchase records around a property. Review purchase activity, retrieve available contacts, and save prospects to your buyer network. US $1 buys 1 research credit. The exact price of discovery or contact research is shown for confirmation before spending. Paid use requires a connected data source, configured action prices, payments, and the owner’s permission. Research credits and messaging credit are separate balances. Past purchase activity does not guarantee current interest, and contact data does not establish communication consent. ### Can DealRivet help me find a title company? Find title companies researches public company websites for the property’s city and state and shows available office contact details and source links. State closing guidance helps you check attorney involvement. Confirm directly that the chosen office handles your specific wholesale or novation transaction, then save its contact with the lead. A search listing does not certify transaction acceptance. ### When does a lead leave New? Opening a lead or saving notes leaves it in New. Mark contacted moves a New lead to Contacting. Each lead shows when it arrived, such as 1 hour ago or 2 days ago, with the exact received date available. Older records without a recorded arrival time show that the date is unknown. ### How do I give employees access? The workspace owner enters an employee’s first name, last name and email, chooses Leads, Disposition, or both, and sends an invitation. The employee uses the invitation link to create a password for that email. Owners can change permissions or remove access. Employee permissions are checked by the server for data and actions, and research-credit spending is controlled separately. ### Does DealRivet include a PDF editor? Yes. The workspace includes PDF text, font, form, annotation, and page tools, plus scanned-text recognition where supported. Save edited documents to the workspace library. The PDF editor and addendum draft generator are part of the workspace rather than separate editor subscriptions. ### Can I prepare an addendum when a contract term changes? The addendum generator can use a selected source clause to prepare a draft for a changed date or agreed term, citing the paragraph it changes. You can sign the addendum as the buyer and email the seller a private link; the seller types their name to sign, the dates and initials fill in, and both parties receive the signed PDF with an electronic signature record. Review the draft against the original contract and applicable requirements before sending. ### Can I send buyers a deal sheet with comps? Yes. The Buyers tab builds a PDF deal sheet with property photos, your asking price, ARV and repair estimate, and the nearby sales you select, each linked to its Zillow page. Pull comps from the workspace's property data or import a comps CSV, choose up to 12, then email the sheet to selected buyers from your business inbox. Texting buyers requires separate approval and prepaid credits. ### How do sellers send property photos? Create a photo request from the lead and email the seller an upload link through the connected email service. The seller can upload supported photos without a CRM account, and the files stay attached to the property. The upload screen shows the supported formats and limits. ### Can I email a property disclosure request to a seller? Yes. Send a seller questionnaire request from the Documents section, collect the seller's responses and signature, and retain the completed PDF with the lead. This questionnaire is supplemental; it does not replace any prescribed state disclosure form or required transaction disclosure. ### Are the contracts automatically approved for every state and title company? No. The draft library has state-specific purchase and conditional novation templates, but template availability is not legal approval. The final packet has a review gate for state requirements and the selected closing arrangement. The applicable attorney, title, disclosure, and transaction requirements must be addressed before the packet is approved for signing. ### Is my business data kept in its own workspace? Each customer receives a separate workspace. Leads, buyers, documents, and customer actions are scoped to that workspace. DealRivet is separate from the owner's AZ Home Cash panel; that panel's leads and messaging numbers do not feed into customer workspaces. ### Can I make calls directly from DealRivet? DealRivet does not offer in-app calling. You can keep appointment details, notes, and follow-ups with your lead, and use your own phone service for calls. ### How much does DealRivet cost? Submit a refund request for the paid research action and describe the incorrect record or unreachable number. The platform owner reviews the request before deciding. Approved requests return the action’s research credits. A denial includes a verification explanation, the check time, and a link to supporting proof. Submitting a request does not automatically refund credits or money. ### How large can my uploaded documents be? Private deal files and PDFs can be up to 20 MB each.
