CLOSING AND TOOLS

How do you start wholesaling real estate?

Learn your state’s rules, pick one market, set up a way to track leads, find your first sellers, build a short list of cash buyers, and have a local attorney or title company review your contract. Then work your first deals carefully rather than quickly.

Most beginners fail by doing too many things at once. Focus on one market, one lead source and one consistent follow-up routine until a deal closes.

A starting checklist

  1. Read your state’s wholesaling rules and talk to a local real estate attorney.
  2. Choose one market where you can learn prices well.
  3. Set up a CRM and a contract process.
  4. Start one lead source and follow up consistently.
  5. Meet cash buyers and record what they buy.
  6. Run the numbers on every lead before making an offer.

Common mistakes

  • Spending on marketing before you can run comps and repair estimates well enough to make a sound offer.
  • Working several markets at once instead of learning one market’s prices, neighborhoods and buyers.
  • Using a contract template nobody local has reviewed. State disclosure and assignment rules differ.
  • Losing leads because follow-up lives in a notebook or memory instead of a system with dates.

More questions

How long until my first deal?

It varies widely: some people close within a few months, others take longer. Consistent lead follow-up and accurate numbers matter most.

Should I get a mentor or course?

Learning from experienced local investors can help, but be careful with expensive programs. Check what you would actually get, and keep learning your state’s rules.

What should I do first this week?

Read your state’s wholesaling rules, pick one market, and start learning recent sale prices there.
