Assignment Fee Calculator for Wholesale Deals
An assignment fee is the buyer’s price minus your contract price with the seller. This calculator shows that fee, and from the ARV and repairs it also shows the most a buyer can pay, so you can see how much fee the deal supports before you market it.
How the calculation works
- Fee = the price the end buyer pays − your contract price with the seller.
- Buyer’s ceiling = ARV × the buyer’s percentage − repairs.
- Fee room = the buyer’s ceiling − your contract price. If it is small or negative, the buyer cannot pay a fee on top of your price.
- The fee is usually paid at closing through the title company or closing attorney.

Does the seller see my assignment fee?
Often, yes. In an assignment the fee usually appears on the closing paperwork. Be open about your role; some states require it in writing.
Is there a limit on assignment fees?
There is no general cap, but the buyer’s numbers limit it, and some states regulate wholesale disclosures and cancellation rights. Check the property’s state.
When is a double close better?
When the fee is large or a party should not see both prices, some wholesalers buy and resell in two closings instead. It costs more and needs funding for the first purchase.
